1. About Luxa Stays

Luxa Stays operates private vacation properties in Tagaytay, Philippines. We offer short-term holiday rentals on a direct-booking basis. Our properties include Luxa Villa Tagaytay and Luxa Vacation House.

2. Booking Inquiries & Availability

All bookings are subject to manual review and confirmation. Submitting a booking inquiry form does not guarantee a reservation. Availability shown on this website is indicative and updated on a best-effort basis. A booking is only confirmed once you receive a written confirmation from Luxa Stays via email or WhatsApp, and the required deposit has been received.

Luxa Stays reserves the right to decline any inquiry without obligation to provide a reason. Until written confirmation is issued, no contract exists between the guest and Luxa Stays.

3. Pricing

Prices displayed on this website are indicative and may change without notice. The confirmed price will be stated in your booking confirmation. Rates may vary based on season, group size, length of stay, and any special requirements.

4. Booking, Payment & House Policies

Check-in / Check-out

• Check-in from 2:00 PM
• Check-out by 12:00 PM
• Early check-in and late check-out are subject to availability and may incur an additional charge.

Minimum Stay

• Standard minimum stay: 2 nights
• Long weekends and peak holiday periods: 3-night minimum
• Reservations for shorter stays may occasionally be accommodated at Luxa Stays' discretion.

Reservation & Payment

To confirm a reservation:

• A 50% reservation payment is required upon confirmation.
• The remaining balance is due 14 days before check-in.
• Reservations made within 14 days of arrival require full payment at the time of booking.
• Reservations are only confirmed once payment has been received.

• Maya
• QR Ph
• Card Payments

Security Deposit

• A refundable security deposit of ₱10,000 is required before check-in.
• The deposit will be refunded within 48 hours after check-out, subject to inspection of the property.
• Any damages, missing items, excessive cleaning, or violations of the house rules may result in deductions from the security deposit.

Cancellation Policy

• 75% refund for cancellations made 21 days or more before check-in.
• 50% refund for cancellations made 8–20 days before check-in.
• No refund for cancellations made within 7 days of check-in.

All cancellations must be communicated to Luxa Stays in writing via email or WhatsApp. We strongly recommend guests obtain travel or accommodation insurance to cover unexpected cancellations.

Guest Rules

• Only registered guests may stay overnight.
• No smoking inside the property.
• No loud music or excessive noise after 10:00 PM.
• Please respect our neighbours and the property.
• Guests are responsible for any damage caused during their stay.

5. Images & Property Descriptions

All photographs, renderings, and descriptions on this website are for illustrative purposes only. While we strive for accuracy, images may not always reflect the exact current state of the property, furnishings, or decor. Minor changes may occur due to maintenance, renovations, or seasonal updates. Such changes do not constitute grounds for cancellation or a price reduction.

6. Limitation of Liability

Luxa Stays, its owners, staff, and representatives shall not be liable for any loss, injury, or damage sustained by guests or their belongings during a stay, except where required by Philippine law. Guests stay at their own risk. It is the guest's responsibility to ensure they and all members of their group have appropriate insurance coverage.

Luxa Stays is not responsible for service interruptions beyond our control, including but not limited to utility outages, weather events, acts of God, or force majeure circumstances.

7. Intellectual Property

All content on this website — including text, images, logos, and design — is the property of Luxa Stays and may not be reproduced, distributed, or used without prior written consent.

8. Governing Law

These Terms of Use are governed by the laws of the Republic of the Philippines. Any disputes shall be subject to the exclusive jurisdiction of the courts of the Philippines.

9. Changes to These Terms

Luxa Stays reserves the right to update these Terms of Use at any time. Changes take effect upon publication to this website. Continued use of the website after changes constitutes acceptance of the updated terms.
